Nobody googles carpet cleaning prices until they need them. There's a stain, or a smell, or company coming, and suddenly you're comparing quotes with no idea what a fair number looks like. So here are the fair numbers.

Nationally, professional carpet cleaning usually lands between $125 and $250 per room. Companies that price by area typically charge $0.25 to $0.50 per square foot, which puts a 200-square-foot living room somewhere around $50 to $100 on the low end. Whole-house jobs run several hundred dollars.

What moves the price up or down

Four things drive most of the variation between quotes.

Square footage is the obvious one. More carpet takes more time and more product.

Condition is the sneaky one. A carpet that gets cleaned yearly is a quick job. One carrying five years of soil, pet accidents, and failed DIY treatments needs extra passes and extra pre-treatment, and the price reflects the labor. Regular cleaning is literally cheaper per visit.

Method matters too. Steam cleaning tends to bill higher because of the equipment and the long dry times. Shampooing runs cheaper but can leave residue. Low-moisture cleaning like ours sits in a practical middle: deep results, dry inside an hour, no soap left in the fiber.

Then there are the add-ons: pet odor treatment, deodorizing, specialty stain work on things like wine or ink, and sometimes furniture moving. None of these are scams; treating urine that reached the pad genuinely is extra work. But every one of them should be on the written estimate before anyone starts. If a charge first shows up on the invoice, you hired the wrong company.

The cheap-quote trap

A price that looks too good usually is. The classic pattern is a rock-bottom advertised rate that balloons on arrival with "required" extras, or a crew that races through in twenty minutes leaving carpet soaked and soapy. Soap residue is the gift that keeps taking, because it attracts new dirt and your carpet looks bad again in a month. Judge quotes on what's included, in writing, and how the company handles questions before you book.
