Wood is picky about two things: grit and water. Keep both under control and a hardwood floor will outlast most of the furniture sitting on it. Let either one run loose and the finish dulls, scratches deepen, and boards start to cup. Everything below follows from those two facts.
Start dry, every single time
Every footstep grinds loose dust and sand into the finish. Before any liquid touches the floor, run a microfiber dust mop over it. Microfiber traps particles; a broom mostly rearranges them.
Follow up with a vacuum on its bare-floor setting. Turn the beater bar off, because those spinning bristles scratch finish. Hit corners, edges, and under cabinets, where pet hair and fine grit collect. In a busy house this dry pass matters more than any mopping you'll ever do.
Pick a cleaner the finish can live with
Skip vinegar, ammonia, oil soaps, and anything wax based. Acids and harsh detergents break down the protective coat, and oily products leave a film that grabs dirt and turns dull. What you want is a pH-balanced, water-based cleaner made for sealed wood floors. If your flooring manufacturer names an approved product, use that one.

Mop damp, never wet
Never pour solution onto the boards. Mist a microfiber mop lightly, work in small sections, and glide with the grain. The goal is to lift dirt without giving moisture a chance to slip between planks. Memphis-area humidity already makes wood swell and shrink through the year; standing water on top of that is asking for cupped boards.
Dry each section as you go with a clean cloth. And put the steam mop away for good. Heat plus moisture is the fastest way to wreck a wood floor.
Small habits that do the heavy lifting
The boring stuff works:
- Felt pads under every chair and table leg, checked a couple of times a year.
- Lift furniture when you move it. Dragging is how deep gouges happen.
- Mats at exterior doors, with breathable backings so moisture can't hide underneath.
- Wipe spills the minute they happen, then dry the spot.
- Keep pet nails trimmed and paws wiped on rainy days.
- Hold indoor humidity between 35 and 55 percent. A humidifier in winter and a dehumidifier in a sticky Tennessee summer keep boards stable.
None of this takes long. Five minutes of dusting a day beats an afternoon of damage control later.

Even a well-kept floor collects buildup the dust mop can't reach: traffic-lane haze, ground-in soil at doorways, residue from old cleaning products.
